When you enter the estimated amount of monthly rental income and costs, the program tells you projected yearly rental income, yearly costs, and monthly and yearly profit or loss. It also shows earnings over 10, 20 or 30 years if you were to invest the profits. Investment interest and tax rates are user-configurable, as is an inflation percentage for estimated rising rental income and costs.

To calculate your net profit, the program automatically accounts for invested rental profits, remaining-principal payback, startup and exit costs, capital gains tax and recaptured depreciation. Mortgage interest and depreciation for the first year and the total of all deductions are also calculated.
